New structure Inspections The process of building a structure is a complex process. It involves many specialized trades, materials and workmen. A general contractor oversees all this activity while placing his trust in the individual sub-contractors for day-to-day management. You would think with all the various levels of supervision, including the many code inspections, mistakes during construction would be non-existent. This is not the case. As long as humans are involved in the process there will be defects in every structure. Individual workmen and sub-contractors rotate in and out creating the potential for significant errors. Code inspectors are overworked and may not look at all the many critical items. We have been on many jobs where code inspectors arrive on site, visit with the general contractor for a short while and leave. Without ever looking at the work being done! These are isolated incidents and of course most code inspectors are not of this ilk. But yours may be! Many tradesmen are under-skilled for the work given them, and others just don't care about the quality of the finished product. The horror stories we could tell you from our years in the trade! For the relatively small cost, a professional building inspection of your new dream home can pay big dividends in peace of mind and getting most problems identified and corrected before they can become unpleasant surprises. An Assurance inspector works for the buyer to identify defects needing repair prior to closing or prior to the expiration of warranty. Please, do yourself a great favor, do not close on your home without a thorough inspection. By the same token, do not let your home warranty expire without a thorough inspection.
