"How Much Do You Charge?"This is the most common question we get. It is much like comparing apples to oranges. Asking the inspector about their experience, qualifications and where most of their business comes from are the questions that should be at the top of your list. The experience and talent of home inspectors varies greatly. Some homes can be inspected in 2 to 3 hours. Older homes can take 4 or more hours. Some inspection reports may take an hour or two to complete, while others might take 4 hours or more. Some home help web sites state that home inspection fees should run from $175 to $300, these "low" fees are usually based on an inspector doing 2 or 3 inspections per day. If a thorough inspection and report takes 3 to 5 hours, what kind of inspection are you getting from the inspector who does 3 or more inspections and reports per day? This is not the inspection or report you want to try to make an informed decision from! $ Your Money $: Let us try to put home inspection fees into some perspective: If you were buying a $300,000 house and the inspection fee is $600, that is less than .2% of the cost of the entire house! Most real estate agencies charge 3% to 6% to sell a property. That would be $9,000 to $18,000 for a $300,000 house!
The cost of a home inspection is a bargain, even if you paid $1000 for an inspection. We don't charge that much, its an example. We would very much like to talk to you about your home inspection. Aside from the time invested, the value of the inspection and report can be measured by its usefulness.
